Enns, MacEachern, Pace, Maloney & Associates Inc. is a full-service real estate appraisal firm providing valuation and consulting services.
Established in 1984, the company has now grown to be owned by four partners and has four associates. The owners of EMPM all hold a designation of the Appraisal Institute of Canada. They are not in the business of listing and selling real estate, that would compromise their objective evaluation of a property’s market value; therefore, they are truly independent.
The appraisers have a combination of over 100 years of real estate experience spanning the provinces of Alberta, Ontario and Prince Edward Island.
David Enns, B.Sc., M.B.A., AAIC, P. App (Retired)
David is a graduate of Guelph and York Universities. He has been involved in the real estate appraisal business since 1978 and founded the firm in 1984. He was a professor at St. Lawrence College teaching in the Appraisal Program. David was a senior appraiser with the firm and specialized in farm appraisals for the private and public sectors.
Lea MacEachern, D. Agr., AACI, P.App
Lea has been in the real estate appraisal business since 1972. He joined the firm in 1986 and is the managing partner. He is a graduate of Kemptville College with a diploma in agriculture and completed the assessment program in conjunction with Dalhousie University. Lea’s concentration is in the greater Brockville area and he specializes in residential and commercial/industrial type projects for mortgage financing, asset valuation and litigation purposes.
Frank Pace, AACI, P. App., M.I.MA
Frank is a senior appraiser and partner having joined the firm in 1988. He has completed real estate appraisals on a full range of commercial and residential properties for various purposes. He has also completed numerous appraisals, consultations and studies for every level of government including many of Ontario’s First Nation lands.
Stephen Maloney, AACI, P. App
Stephen is a graduate of the Appraisal Program at St. Lawrence College in Cornwall and has been in the appraisal business since 1988. He joined the firm in 1996 and is a partner. He has had experience as a mortgage underwriter and manager in a Trust Company. Stephen has his Real Estate Sales Licence and has previous experience in that field. He specializes in residential, commercial and farm properties. He grew up on a local dairy farm.
Donna Bain, CRA, P. APP
Donna joined the Appraisal Institute of Canada in 2005 and obtained a Diploma in Urban Land Economics through the University of British Columbia Sauder School of Business. She is a Certified Residential Appraiser who lives in Brockville and serves the Leeds Grenville and South Dundas areas.
Melissa Gough, B. Comm., Candidate Member, AIC
Melissa obtained a Bachelor of Commerce degree from the University of Guelph. She also has real estate sales experience after obtaining her license in 2008. She is a candidate member with the Appraisal Institute of Canada while working toward her AACI designation with the University of British Columbia Sauder School of Business. Melissa’s concentration is residential properties in Cornwall and the surrounding areas.
Jacob (Jake) MacDougall, B. Comm., Candidate Member, AIC
Jake is a graduate of the University of Guelph. He began his appraisal career in the spring of 2021. Jake’s concentration is mainly in North and South Glengarry. His current work tends to be mostly residential properties, however, he hopes to gain his AACI and broaden his work experience in the coming years.
Alexander (Alex) Powell, B.A. (Hons), Candidate Member, AIC
Alex is a graduate of Queen’s University and a former secondary school teacher and professor at St Lawrence College. He is an AIC Candidate Member completing residential appraisals.
